Pismo Beach-Clam Capitol

For such a small town Pismo Beach has a huge reputation and is a destination for visitors from around the world. Sometimes called the "Clam Capitol", at least on the official city website, Pismo is well know for its miles of beaches, rocky cliffs. tide pools, great surfing and of course clamming.

Famous in off road circles, Pismo Dunes (really located in Oceano) is another favorite spot for beach goers, surfers and clammers. The dunes can be a challenge even for the brave of heart off roaders.

Hotels perched above the cliffs are favorite tourist haunts and and as expected, there are fine dinning experiences to be found, with surf and turf favorites on the menus. Splash Cafe may be the most well know eatery in Pismo Beach, but there are so many choices it is hard to really say. Gino's Pizza is another very popular venue for tourists and locals.

Pismo Beach Real Estate


Pismo Beach can be called exclusive without argument and home prices reflect this. Even the least expensive mobile home located in a park sold for $225,000 and was located in the very popular Hacienda Del Pismo community. The median price of Pismo Beach homes in 2016 was about $772,000, 50% higher than the state average. The average price of homes sold was surprisingly higher then the median at $871,000. Of course homes closest to the beach and with great ocean views command the highest prices.

Pismo Beach is one of the very few locations on the Central Coast where you can buy oceanfront homes. Most of these are located in the village of Shell Beach in an enclave that is on the beach side of Ocean Blvd. Still oceanfront homes can be counted on 3 hands and a couple of fingers. Slightly further north ocean front homes can be found on Spyglass Drive and Indio Drive. As you can imagine all of these homes are multi million dollar properties. Pismo Beach oceanfront homes are actually located on bluffs above the beach so they are more private than actual beachfront homes like you might find in Malibu and other coastal communities.

Many of the oceanfront and ocean view homes in Pismo Beach are second homes and are used as weekenders by their owners. Often owners will rent their homes as vacation rentals mid week and during the winter months.

For those of more modest means ocean views are still available in Spyglass Ridge Villas, a gated community just north and east of Highway 101 and on the hillsides of the Ventana Del Mar community, both offering breathtaking ocean vista sunsets.
